Following the completion and approval from the client
of the Design Concept, production of full working detailed design CAD
drawings are prepared to allow for:
Pricing
The package of drawings is detailed to
a level to allow contractors/shop-fitters to fully price the project,
from building materials through to finishes. This pricing process
is best carried out in the form of a competitive tender, which allows
the best possible price for the works to be obtained. Once all
prices are received, Tender Reports are prepared to highlight the comparisons
on the prices received.
Statutory Approvals – Planning
Depending on the nature of the project,
a Planning Application may be needed for any external works (shopfronts, extensions,
location of mechanical plant etc…). Applications may also be required
for a Change of Use depending on the existing and proposed use classification
required. All drawings prepared will be sufficiently detailed to allow
for any applications needed.
Statutory Approvals – Advertisement Consent
The majority of new
signage requires Advertisement Consent, and as per the Planning issues, all drawings
prepared will be sufficiently detailed to allow for these applications.
Statutory Approvals – Building Control
Any major fit-out works require
Building Control Approval, which are the regulations relating to the technical
aspect of the fit-out. These include such items as fire safety, noise transfer
etc… The package of drawings is detailed to a level to allow full
plans approval for all items other than items that require other consultants
(Mechanical & Electrical and Structural).
Landlord Approval
Depending on the unit being developed, it usually a
requirement to have some form of Landlord Approval for the proposed works. As
per the Statutory Approvals, all drawings prepared will be sufficiently detailed
to allow for any such applications needed.
